Common mistakes foreigners make

Mexican law works differently. These are the problems we see most.

01Signing a contract in Spanish you don’t fully understand

In a dispute, the Spanish text is what a Mexican court reads. An informal translation from the other party won’t protect you.

02Paying a deposit before a written promissory agreement

Without a promissory agreement, there is often no clear way to recover the money if the seller backs out.

03Buying near the coast or border without a fideicomiso

In the restricted zone, foreigners hold residential property through a bank trust or a Mexican company.

04Not checking who really owns the property

Liens, ejido land and unpaid property taxes can stay with the property. Verify title before you pay.

05Renting without a written lease

Verbal agreements leave deposits, repairs and early termination open to dispute.

06Relying only on the real estate agent

Agents are paid when the deal closes. An independent attorney works only for you.

AI reads fast. A lawyer decides.

We use specialized legal AI models to instantly translate Spanish documents and flag common risks. But AI doesn't know context and makes mistakes.

That's why every contract is read, corrected and signed by a licensed Mexican attorney. You get the speed of AI with the certainty of professional accountability.

AI on its own is not reliable.
Our attorneys are legally responsible for the advice they give you. The AI is just a tool we use internally.

FAQ

It can be bilingual. For use in Mexico, the Spanish version should control. We draft both and explain any difference between them.

Scope of our services

Rivero Estens & Asociados S.C. provides legal advice strictly under Mexican law. We do not provide tax advice, accounting services, or legal advice under the laws of the United States, Canada, or any other jurisdiction. The translated documents and risk reports are for informational and decision-making purposes; in the event of litigation in Mexico, the original Spanish contract will govern before Mexican courts.
